Construction

Construction is where development strategy becomes physical.

Decisions made in underwriting and design are tested on site. Our role is to keep the project faithful to its plan — budget, schedule, quality and the building residents will actually live in — while the work is carried out by licensed contractors and consultants.

Considerations

Pre-Construction

Drawings, specifications, pricing and constructability are reviewed together before a contract is signed, so the budget reflects the building that will actually be built.

Budget and Schedule

A realistic budget and schedule, with contingency set for the risks that are known, is the baseline every later decision is measured against.

Design Coordination

Questions from the field go back to the design team quickly, and changes are weighed for cost, schedule and long-term operation before they are approved.

Consultant Coordination

Architects, civil, structural and MEP engineers, and testing agencies need to work from the same information. Keeping them aligned prevents most of the problems that become expensive later.

Construction Oversight

Regular site presence, meeting minutes, pay application review and schedule tracking keep the owner's view of the project current.

Quality Control

Inspections and testing confirm that the work matches the drawings — especially the parts of the building that are hidden once walls are closed.

Issue Resolution

Every project encounters unforeseen conditions. The aim is to identify them early, decide promptly, and report them plainly to partners and lenders.

Delivery

Punch lists, close-out documents, warranties and the hand-off to property management are planned well before the final inspection.

Final Asset Quality

The measure of construction is the finished building: how it leases, how it holds up, and what it costs to maintain in the years after opening.
