Kaplan Property Group develops multifamily housing in North and South Carolina from an office in Columbia. We find and evaluate sites, work through entitlement and design, and see projects through construction to an operating building.
Our Perspective
We plan for the building, not the closing.
An apartment community is in service for decades after it is financed and built. We make decisions with that in mind: how the property will lease, what it will cost to operate and maintain, and whether it will still suit its market as the area around it changes.
How We Think
We look at the whole opportunity.
A good property in a poor location, or a good location with a site that is too expensive to build on, is not a good project. We look at location, demand, the site itself, what it will cost to build, and what it will take to execute before forming a view.
Where We Build
We work in the Carolinas.
Our work is in North Carolina and South Carolina. Staying in one region means we deal with familiar municipalities, consultants and contractors, and that we can judge differences between submarkets from direct experience rather than from a report.
How We Work
We do the ordinary work carefully.
Most of development is unglamorous: underwriting, due diligence, permitting, budgets, schedules and coordination. We keep partners informed with plain reporting, make decisions on time, and walk away from opportunities that do not hold up under scrutiny.

We work with landowners, brokers, capital partners and lenders. Each has different priorities, and a project goes better when those priorities are stated at the start, expectations are written down, and problems are reported when they arise rather than when they can no longer be avoided.
